Inventory is up 3.45% from the prior month, yet it is still down 19.35% compared with last year. Buyers have 37 pending sales in the pipeline, showing stronger contract flow even as new listing volume has fallen 36.23% year over year.

Median list prices have jumped month over month by 35.85% to $492,450, while homes are spending about 93 days on market, down more than 10% since last month and 5.1% since last year.

Only about 8% of recent sales closed above asking price, and sellers received roughly 95.2% of their list price on average, reflecting conditions that lean toward a seller’s market but still leave room for negotiation. Polk County’s typical home value sits well above the North Carolina state figure of $381,900, and the local market gauge of 41 confirms it is classified as a seller’s market with about 6.3 months of supply. With projected gains in both typical values to $515,000 and median list price to $557,425, both buyers and sellers can benefit from having an Agent Pronto–recommended real estate professional guide them through their next move.

“We had a wonderful experience working with Jeff. From the beginning his approach was thoughtful and well-planned. The marketing was outstanding with beautiful photography, great drone shots, and a listing description that truly captured our home. Jeff was strategic in how he positioned and marketed everything, set clear expectations, and kept us informed throughout the process. He was always responsive and brought a level of knowledge and confidence that made the experience feel smooth and extremely well-managed especially with my Type A personality! We went under contract within just a few days, received multiple offers, and sold for over asking, which we were so happy with. His assistants Ashli, Hannah, and Brenna were also fantastic to work with and made everything that much easier along the way. We would absolutely recommend Jeff to anyone looking to sell or buy!”

“The Starkeys are true professionals with deep expertise in real estate transactions, and it’s clear they genuinely care about their clients. From the start, they set clear expectations for every aspect of selling our home and consistently followed up to keep everything on track. Amanda and Kevin work seamlessly as a team. Amanda provided invaluable guidance on staging, helping our home look its absolute best, while Kevin expertly led us through evaluating offers and negotiating terms. We felt aligned with his strategy throughout, including how to handle offers and inspection requests. Their approach delivered excellent results—we received multiple offers within just two days and ultimately sold to a wonderful couple, which meant a lot to us given how much pride we took in our home. I would highly recommend the Starkeys and would happily work with them again in the future.”

“Chris EXCEEDED our expectations. We have not bought a home in over 20 years and his knowledge, professionalism and above and beyond availability to answer every single question we had was impressive. He knew a house was out there for us and he found it! From the start of house hunting to closing, he was constantly in contact (even once during a Christmas vacation!). Moving from 14 hours away, he was our eyes and ears, and we cannot thank him enough for his true honesty. We will definitely use Chris again (but we hope to never sell!) Thank you does not even seem like enough, and we are so grateful for your expertise Chris!”

“Selling our home was an emotional experience for us because it meant downsizing and closing a chapter of our lives. Even though it wasn’t an easy decision, working with Kat Miller made the process far better than we expected. From the very beginning, Kat was incredibly professional, knowledgeable, and supportive. She guided us through every step of the process, answered all of our questions promptly, and handled every detail with care. Her expertise in pricing, marketing, and negotiations helped ensure that everything went smoothly and that we felt confident in every decision we made. What stood out most was her patience and understanding. She recognized that this wasn’t a move but a major life transition—and she treated it with the respect and sensitivity it deserved. Thanks to her hard work and dedication, the sale was handled efficiently and professionally. We would absolutely reccomend Kat to anyone looking for a knowledgeable, trustworthy, and compassionate realtor.”

“Mitzy has been an absolute pleasure and we could not imagine working with anyone from here on out. She is patient, understanding and supportive. She eliminated all stress and worry of the unknown and kept us informed of every single thing along the way. She spent so much time staging our home to look amazing and doing an open house. She knew the strongpoints of the house and amplified those. Selling a house for the first time is stressful and so much unknown. She is very knowledgeable and explains things in terms we can understand. She supports in our decisions but makes sure we come out the best we can. Our inspection came back and had disappointed us and Mitzy reassured us and addressed all issues and had it resolved. She is quick and efficient. I could go on and on about working with her. But I recommend her to anyone buying or selling a home. She will be our first call everytime!!”

Catherine was always responsive, professional, and truly had our best interests at heart. She made what could have been an overwhelming experience feel exciting and smooth. “Lin was absolutely amazing!! I've sold several properties with other agents, and sold the last two with Lin. I can only say that I wish I'd found her sooner! I live out of state and she made the process seamless. She took on these listings (each with its own issues) and she sold both properties at (and above) asking price. She is incredibly knowledgeable, communicative, and very pleasant to work with! I strongly recommend working with Lin, have already recommended her to family, and will definitely list with her again. Thank you so much, Lin!!”
