Inventory in Polk County has been edging up month over month, with active listings rising to 227 in August. New listings, however, have slowed compared with July, even though they are up strongly from a year ago. Pending sales are holding steady at 38, and the number of homes sold jumped sharply from the prior month and is higher than last year.
Pricing has been adjusting downward as these supply and demand patterns play out, with the typical home value in August more than 30 percent lower than a year earlier and down from early summer. List prices have been more resilient, posting a modest year over year gain even as the average sale-to-list ratio sits just above 95 percent, signaling that buyers often negotiate below asking.
Homes are moving through the market more quickly than before, with the median days on market falling to 59 and running about 40 percent shorter than last year. Months of supply is at 6.1, higher than the North Carolina average of 4.6 and consistent with Polk County’s classification as a buyer’s market.
