Inventory in Polk County is relatively high, with 207 active listings in June and months of supply rising to 7.3. Contract activity picked up month over month, as new listings climbed about 17 percent and pending sales rose 16 percent. Even with that bump in demand, closed sales dipped slightly from May, with 25 homes sold.

Prices are holding above the broader state while adjusting month to month. The typical home value sits around $416,000, up more than 8 percent from a year ago and higher than North Carolina’s median of about $384,000. Sellers have recently reduced asking prices, with the median list price down more than 12 percent from May, though still more than 15 percent higher than last year. On average, homes are selling for about 97 percent of list price, and roughly one in five sales are closing above asking.

Marketing time has eased a bit, with the median days on market falling from 105 in May to 88 in June, even though it is much longer than it was a year ago. Compared with the state’s 4.4 months of supply, Polk County’s higher inventory underscores its buyer’s market conditions. These trends mean buyers may find more options and negotiating room, while sellers need sharp pricing to stand out.
