Polk County is currently classified as a buyer’s market, with 198 active listings and 6.5 months of supply in May. Homes are taking time to move, with a median of 99 days on market. Contract activity slowed from the prior month, as homes sold fell to 27 and pending sales dropped to 28, while new listings also pulled back.

Pricing is adjusting alongside this slower pace. The typical home value, represented by the median sale price, was about $416,000 in May and has fallen sharply from the previous month. List prices, however, moved higher, with the median list price rising more than 5 percent month over month and more than 16 percent compared with last year, suggesting some sellers are still testing the upper end of the market.

Signs of negotiation are evident, with the average sale-to-list ratio at about 96 percent and only about 15 percent of homes selling above list. Compared with North Carolina overall, Polk County has more inventory relative to demand, since the state’s months of supply is closer to 4.3, and state home values are slightly lower than in the county.
