Polk County is showing more homes for buyers to consider, with active listings up slightly from June and new listings rising more than 14% month over month. Pending sales jumped more than a third over the same period, suggesting that more deals are moving toward closing even as overall homes sold held steady. With 8.7 months of supply and a buyer’s market label, shoppers have more leverage and time than in much of North Carolina, where supply is closer to four months.

Pricing has been adjusting as this inventory builds. The typical home value in Polk County has slipped almost 3% since June and is down about 11% compared with last year, while the median list price has dipped only slightly year over year. Homes are taking longer to sell, with the median days on market reaching about 100 days, much higher than the state’s pace and up sharply from a year ago.

Sellers are also feeling this shift, with the average sale-to-list price ratio easing to just over 92% and no recent sales closing above list price. This gap between asking and final prices highlights how important accurate pricing and strong negotiation are in today’s conditions.
