Rockingham County home values in June 2026 were modestly higher than a year ago, with the typical home value up about 3% year over year. Homes sold rose sharply, jumping nearly 39% from last June, even as new listings declined about 5%. Compared with North Carolina overall, Rockingham County’s typical sale price stayed far below the state’s roughly $384,000 level, highlighting its relatively affordable position.
In the latest month, the median sale price reached about $246,000, while the median list price hovered near $242,000. Buyers also saw more options than last year, with active listings up just over 4% to 465 homes on the market.

Pricing power has cooled a bit, with just under 14% of homes selling above list and the average sale-to-list ratio around 97%.
