Burlington’s rolling three-month figures show a market that has cooled noticeably from a year ago. Homes sold are down more than 30 percent year over year and new listings are also lower by about 17 percent, signaling reduced overall activity. Even so, typical home values are holding roughly flat compared with last year, indicating prices have been relatively resilient.

Looking at the latest rolling period through May 2026, the typical home value is about $261,000, with a median list price near $284,000. Inventory sits at 431 active listings and roughly 3.4 months of supply, much higher than the very tight 1.5 to 1.7 months seen in 2022 and early 2023, so buyers have more options than in the recent past.

Conditions have shifted from the rapid-fire pace of a few years ago, when more than half of homes sold above list and properties often went under contract in under two weeks. Now, only about 14 percent of homes sell above list, the average sale-to-list ratio is just under 100 percent, and the median days on market has stretched to around a month and a half.
