October’s finalized data reported the typical value of a home in the city to be $377,450—up 7.08% over the previous 12 months. For comparison, county-level data pegged home values at $215,000 in Cuyahoga County for the most recent reporting period. That number is expected to float around $214,910 in November.

Brecksville had 14 new listings and 11 listings that went under contract in October, increasing the area’s total available inventory to 32—up 3.23% from the previous month. Inventory is projected to have further increased in November.

Of those 32 active listings, 28.13% reduced their price in the month of October. The median listing price for homes in Brecksville fell 27.49% from September to October, bringing the current median listing price to $371,250. Based on projected data for November, listing prices may continue to fall.
