Prices have been relatively steady year over year, with a typical home value around $366,877, while the median list price has dropped more than 25 percent compared with the same period last year. That gap between sale and list prices, along with an average sale-to-list ratio around 97 percent, suggests sellers are adjusting expectations to meet buyers’ budgets. Only about 6 percent of recent sales closed above list price, down from much higher shares seen in earlier years.
