Inventory in Southwest Columbus has expanded notably in this rolling three-month period. Active listings are up more than 20% year over year, and months of supply has climbed to 3.7, a sharp increase from roughly 1.2 to 1.9 seen in much of 2022 and 2023. Even with more choices, contract activity is strong, with pending sales jumping nearly 50% from a year ago.

Pricing is adjusting to this mix of higher supply and solid demand. The typical home value is slightly above last year, rising about 1% year over year, while the median list price is up nearly 8%, signaling sellers are testing higher asking prices. At the same time, the average sale-to-list ratio has edged down to just over 98%, and the share of homes selling above list is roughly one-third, both lower than peaks seen in 2022 and 2023.

Homes are taking longer to sell than a year ago, with median days on market up sharply year over year to around six weeks, yet about two-thirds of listings still go off the market within two weeks, which points to selective but decisive buyers. Compared with the broader Columbus market, Southwest Columbus has slightly lower prices and a bit more supply, giving buyers more room to negotiate while still favoring sellers overall.
