Active listings are up more than 20% year over year, and months of supply has climbed to 3.7, a sharp increase from roughly 1.2 to 1.9 seen in much of 2022 and 2023. Even with more choices, contract activity is strong, with pending sales jumping nearly 50% from a year ago.
