Monroe’s rolling three-month snapshot through September 2026 shows fewer options for shoppers, with active listings down about 22 percent from a year earlier and months of supply at just 1.8. At the same time, contract activity has cooled, as new listings have fallen 32 percent year over year and pending sales are down about 20 percent, even though closings have inched slightly higher.
Prices have generally pushed upward over the past year, with the typical home value up roughly 12 percent compared with last September. Even with that year-over-year gain, values in the latest rolling period have slipped from early summer, and the share of homes selling above asking has held near 37 percent while the average sale-to-list ratio stays just under 100 percent.
Homes are taking a bit longer to move, with the median days on market at 34 days, slightly higher than a year ago and much slower than the rapid pace seen in 2023.
