Inventory in Oregon, Ohio is tight in this rolling three-month view, with just 110 active listings and only 2.6 months of supply, down from last year. Buyer activity has cooled compared to a year ago, as pending sales are down nearly 20 percent year over year even though homes sold have slipped only modestly.
Pricing shows some downward pressure year over year, with the typical home value off about 5 percent compared with last June. At the same time, sellers are still achieving strong outcomes, as the average sale-to-list ratio has climbed to nearly 104 percent and more than 63 percent of homes are selling above their list price.
Homes are taking longer to go under contract than they did a year ago, with median days on market roughly doubling to about six weeks even as more than 62 percent of listings still go off-market within two weeks.
