Inventory in Oregon, Ohio has tightened in this rolling three-month view, with active listings down more than 12 percent from a year ago even as months of supply has climbed to about three months. Contract activity has cooled, as pending sales have fallen over 40 percent year over year while closed sales are down more than 15 percent.
Pricing has edged higher despite the softer contract flow, with the typical home value up nearly 4 percent year over year and the median list price rising just over 5 percent. Stronger selling terms are still evident, as about 55 percent of homes are closing above list and the average sale-to-list ratio sits just above 102 percent.
