List prices have moved higher month over month, rising nearly 27% to a median of $349,000, even as typical values are down about 26% from last year and roughly 17% from the prior month, and projections show typical values edging down to about $168,625 while the projected median list price climbs to $386,050.
Homes are taking some time to sell, sitting on the market a median of 53 days, which is slightly longer than both last month and last year. Still, this seller’s market shows its strength in how deals are closing, with about 64% of sales topping the list price and the average sale-to-list ratio at 1.031, while months of supply sits at 3.8 and only about 5% of listings see a price cut.
