Inventory conditions have changed significantly compared with a year ago. Pricing has been volatile in this small sample, with the typical home value over the last three months up strongly from a year ago while the median list price has fallen more than 25 percent year over year. No recent sales closed above asking, yet the average sale-to-list ratio is essentially at 100 percent, showing that final prices are landing very close to list.
