May’s finalized data reported the typical value of a home in the city to be $76,000—up 0.53% over the previous 12 months. For comparison, county-level data pegged home values at $174,900 in Mercer County for the most recent reporting period. That number is expected to float around $176,350 in June.
Sharon had 23 new listings and 22 listings that went under contract in May, decreasing the area’s total available inventory to 74—down 3.9% from the previous month. Inventory is projected to have further decreased in June.
Of those 74 active listings, 9.46% reduced their price in the month of May. The median listing price for homes in Sharon fell 17.08% from April to May, bringing the current median listing price to $75,000. Based on projected data for June, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In May 2025, the median time for a listed property to go pending was 81 days, compared to 59 days in May 2024. However, in recent months the median number of days from listed to pending appears to be falling. That trend is predicted to have carried through to this June.
