Niles had 14 new listings and 16 listings that went under contract in May, decreasing the area’s total available inventory to 39—down 13.33% from the previous month. Inventory is projected to have further decreased in June.
Of those 39 active listings, 33.33% reduced their price in the month of May. The median listing price for homes in Niles grew 10.28% from April to May, bringing the current median listing price to $143,260. Based on projected data for June, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In May 2025, the median time for a listed property to go pending was 36 days, compared to 24 days in May 2024. However, in recent months the median number of days from listed to pending appears to be falling. That trend is predicted to have carried through to this June.
