Inventory in Niles has tightened on a rolling three-month basis, with active listings down nearly 12% year over year even as they ticked up recently to 85 homes. Months of supply has fallen about 35% from a year ago to just 1.9 months, reinforcing a seller’s market. At the same time, new listings are down roughly 9% year over year, so fresh options are coming on the market more slowly than in the past.

Contract activity is softer than last year, with homes sold and pending sales each running about 9% to 12% lower year over year, but recent momentum has picked up. The number of homes sold in the latest three-month period jumped compared with the prior three months, and 56 properties moved into pending status.

Prices are adjusting to these conditions, with the typical home value around $147,662, down about 5% from a year earlier. Sellers are still achieving strong results, as the average sale-to-list ratio is nearly 99% and the share of homes selling above list price has climbed to about 42%, up significantly year over year. Homes now sit on the market longer than a year ago, at a median of 40 days, yet more than half still go under contract within two weeks, showing selective but real urgency from buyers.
