Richland County’s housing market has seen prices edge higher over the past year, with typical home values up a bit more than 4 percent and list prices rising more than 12 percent. Inventory has also grown year over year, with active listings up about 9 percent and months of supply increasing roughly 82 percent. Even with more choices, homes are spending far less time on the market compared with last year.
In the latest monthly snapshot for July 2026, the typical home value stands around $222,000, with a median list price near $244,000. Sellers are still getting strong offers, as the average sale-to-list ratio is just under 99 percent and nearly 35 percent of homes are selling above asking. Activity has cooled some, with homes sold down about 16 percent and pending sales down around 11 percent from a year ago, yet new listings are up more than 15 percent.
Conditions locally are similar to the broader Ohio market, where home values have also climbed and months of supply sits close to Richland County’s level. A median of 18 days on market in July, down sharply from earlier in the year, highlights that well-priced homes continue to move quickly.
