Lexington’s rolling three-month data through May 2026 shows notable year-over-year cooling in prices and pace. Typical home values are down more than 16 percent from a year ago, and median list prices have fallen even more sharply. Homes are also taking much longer to sell compared with last spring.

Looking at the latest rolling period, the typical home value sits around $219,000 with a median list price near $253,000, suggesting some negotiation room for buyers. Inventory has inched up, with active listings rising about 9 percent year over year, while months of supply has more than doubled to 2.3 months, yet conditions still lean toward sellers overall. At the same time, homes sold have dropped nearly 32 percent compared with last year, even as new listings and pending sales are both higher than a year ago.

Days on market highlight how much the tempo has shifted in Lexington. The median home now spends about 59 days on the market, up dramatically from single-digit days during much of 2024, and only about 7 percent of homes are selling above list price.
