Inventory and sales activity in Ontario have slowed in this rolling three-month view. Active listings are down more than 30 percent compared with a year ago, and homes sold have fallen by nearly half. New listings and pending sales are also lower year over year, pointing to a cooler, less crowded market for both sides.
Pricing has held up more firmly than sales volumes. The typical home value is slightly higher than a year ago, but the median list price is down compared with last year, suggesting sellers are pricing more cautiously to meet current demand. With months of supply climbing from under two months a year ago to over four months now, buyers have more options and sellers face more need to stand out.
Speed of sales shows the shift even more clearly. Homes now sit on the market a median of about two months, more than double the time from last September, and a smaller share are selling above list price than a year ago. At the same time, the average sale-to-list ratio is still near 98 percent, indicating that reasonably priced homes can still achieve figures close to asking.
