Ontario’s rolling three-month snapshot shows fewer homes available and a cooler pace of new listings. Active listings are down nearly one-third from a year ago, and new listings have fallen by almost 40 percent over the same period. Pending sales are also lower year over year, suggesting fewer deals are moving into contract even as inventory tightens.
Prices, however, are moving the other way. The typical home value over the last three months is up nearly 19 percent compared with a year earlier, while the median list price has climbed more than 12 percent year over year. Despite softer demand indicators, the average sale-to-list price ratio has ticked slightly higher over the past year, and just over 11 percent of recent sales closed above the asking price.
Time on market has shifted dramatically in this rolling three-month view, jumping from about 10 days a year ago to around 45 days now, even though months of supply has fallen to just over two months and is down more than half year over year. This mix of slower individual sales but reduced overall supply points to a seller-leaning market where pricing and expectations matter.
