Housing activity in Ontario, Ohio has cooled notably in this rolling three-month view. Active listings are down more than 40% from a year ago, with just 40 homes on the market and only 23 new listings entering the pipeline. Closings have slowed as well, with homes sold and pending sales each falling over 40% year over year, even as pending contracts have ticked up slightly in recent months.
Pricing has moved in the opposite direction of volume. The typical home value is up nearly 12% from a year earlier, even though the median list price has risen only around 4%, suggesting buyers are paying closer to underlying value than before. With months of supply more than doubling year over year to 3.5 months, conditions are less tight than last year, yet the average sale-to-list ratio is holding steady near 98%, indicating sellers are still achieving close to their asking prices.
Time on market has lengthened compared with last year, with the median home now taking about 37 days to sell versus much quicker turnarounds in prior peak seasons. A smaller share of properties are selling above list price than a year ago, but about 30% still go under contract within two weeks, highlighting pockets of strong demand.
