February’s finalized data reported the typical value of a home in the county to be $211,500—up 12.8% over the previous 12 months. For comparison, state-level data pegged home values at $250,200 in Oklahoma for the most recent reporting period. That number is expected to float around $252,900 in March.
Comanche County had 140 new listings and 142 listings that went under contract in February, increasing the area’s total available inventory to 539—up 2.86% from the previous month. Inventory is projected to have further increased in March.
Of those 539 active listings, 14.1% reduced their price in the month of February. The median listing price for homes in Comanche County fell 6.88% from January to February, bringing the current median listing price to $179,250. Based on projected data for March, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In February 2026, the median time for a listed property to go pending was 69 days, compared to 61 days in February 2025. In recent months the median number of days from listed to pending appears to be increasing. That trend is predicted to have carried through to this March.
