Comanche County is currently tilted toward sellers, with the market gauge reading a seller’s market at 39 out of 100 and a relatively lean 3.6 months of supply. Even so, conditions are more moderate than overheated, as homes are selling for about 97 percent of asking price and only about one in five closings are above list.

Prices have softened lately, with the typical home value around $190,400 in June and down nearly 9 percent from the prior month. At the same time, buyers are seeing more movement and slightly less competition, as active listings are down about 15 percent year over year while homes sold have fallen by a similar share.

Momentum is shifting within the month, though, with pending sales jumping more than 18 percent from May and the median days on market dropping sharply to 46 days.
