Sellers are still achieving close to asking prices, as the average sale-to-list ratio hovers just under 96%, and about 15% of homes are closing above list price.

Conditions have shifted toward a more balanced environment, with months of supply falling to about three months locally compared with nearly four months statewide across Oklahoma. Homes are also moving faster than earlier in the year, with median days on market dropping sharply from prior months, even if it still takes over a month for a typical sale.
