Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).

McCurtain County currently leans strongly toward buyers, with a buyer’s market gauge of 85. Months of supply is high at 10.4, far above Oklahoma’s 3.9 months, which indicates plenty of options for shoppers. Active listings sit at 467, while homes are taking a median of 101 days to sell, reinforcing that buyers have time to compare properties.

Prices, however, are moving upward even in this buyer-tilted environment. The typical home value is about $602,876, up more than 20 percent from a year ago, and the median list price has climbed nearly 30 percent year over year. Compared with the state as a whole, where the median sale price is around $264,062, McCurtain County sits at a much higher price point.

Sales activity has picked up meaningfully, with homes sold rising about 67 percent and pending sales jumping more than 80 percent compared with last year. At the same time, new listings are down compared with a year ago, and about 21 percent of recent sales closed above the asking price, with sellers receiving roughly 98 percent of their list price on average. These crosscurrents of rising prices, slower-selling inventory, and stronger demand can be complex to navigate, and Agent Pronto can connect both buyers and sellers with an experienced local agent to guide each step.

Learn more about what McCurtain County has to offer.

McCurtain County offers residents a welcoming blend of outdoor recreation, close-knit communities, and affordable, family-friendly living rooted in local heritage.

McCurtain County stands out from nearby Red River and Choctaw counties with its mix of deep pine forests, clear lakes, and a tourism economy that blends easily with day to day small town life. At the heart of it all is Broken Bow, where access to Beavers Bend State Park and Broken Bow Lake has created a strong short term rental and cabin market alongside long term neighborhoods.

Communities like Idabel and Valliant offer more traditional residential areas, local schools, and everyday services. In Idabel, the Museum of the Red River and Idabel Public Library give the county a cultural anchor, while families appreciate access to McCurtain County schools across the region. Outdoor buyers are drawn to the Ouachita National Forest and the Mountain Fork and Glover rivers for fishing, floating, and quiet weekend escapes.

With tourism, agriculture, and forestry all influencing housing demand, the local market can shift quickly between Broken Bow cabin properties, starter homes in Idabel, and acreage tracts near Hochatown. Whether you already call McCurtain County home or are relocating for investment, retirement, or a lifestyle change, planning ahead matters. An experienced local agent can help you time your move, understand seasonal pricing patterns, and prepare your property or offer so you are ready to act. Agent Pronto connects both buyers and sellers with the right McCurtain County real estate professional to make that happen.
