Inventory in Murray County has tightened slightly, with active listings down about 7% month over month and nearly 7% lower than a year ago. At the same time, new listings have dropped sharply, falling nearly 48% from April and more than 46% year over year, which constrains options for shoppers even in a buyer-leaning environment.

Pricing has been relatively steady, with the typical home value just under $240,000, up a little over 3% year over year, while the median list price has surged almost 36% over the same period. Homes are also moving more quickly, as median days on market dropped from 137 in April to 52 in May, and the share selling above list has roughly doubled month over month to nearly 17%.
