Home values in Central Oklahoma City have dipped slightly in this rolling three-month view, with the typical home value down about 3% from last year and now sitting below the wider city’s median of around $270,000. List prices have softened year over year as well, indicating sellers are adjusting expectations in response to current demand.

Inventory has grown compared with a year ago, and months of supply has climbed more than 40%, landing at 3.7 months. Even with that increase, conditions still lean toward sellers, as reflected in the local seller’s market gauge. Homes are taking longer to sell than they did a year ago, with the median days on market jumping sharply to about five weeks.
