Inventory in Okmulgee County has tightened over the past year, with active listings down more than 20 percent to 152 homes. New listings, however, have risen nearly 20 percent year over year, and pending sales are also up, signaling steady buyer activity. Homes sold increased almost 25 percent compared with last year, even as the market is classified as neutral with 4.5 months of supply.

Pricing has reacted strongly to this changing balance between supply and demand. The typical home value is up nearly 64 percent from a year ago, and the median list price has climbed just over 50 percent in the same period. Buyers are still finding some room to negotiate, with the average sale-to-list ratio under 94 percent, yet the share of homes selling above list has edged higher to about 16 percent.

Homes are also moving more quickly than in prior months, with the median days on market now just over a month, roughly half of what it was in June. Compared with Oklahoma overall, Okmulgee County’s months of supply is slightly higher while typical prices remain below the statewide median, offering a different mix of affordability and choice.
