Homes in Okmulgee County are taking about 54 days to sell, which is much faster than a year ago despite a slower pace of contracts. Buyers currently have roughly 120 homes to choose from, with 33 new listings coming on the market recently. With 21 pending sales and about 5.2 months of supply, conditions lean toward a buyer’s market where shoppers have more room to compare options.
Prices are adjusting in response to this softer demand. The typical home value is about $135,000, well below the Oklahoma state figure of roughly $250,200, and values are down compared to last year. Sellers are also seeing fewer bidding wars, with only about 17 percent of homes selling above asking and an average sale-to-list ratio just under 94 percent, indicating more negotiation on final prices.
List prices are edging lower as well, with the median list price around $149,400 and projected to move closer to $144,600 next month. Roughly a quarter of sellers have reduced their asking price, and county values are projected to dip toward $113,250 while state values are expected to rise slightly.
