Inventory in Okmulgee County has thinned out compared with last year, with active listings down about one fifth to 149 homes. New listings also declined nearly 17 percent year over year, even though they jumped month over month in May, which suggests less fresh choice than a year ago. Despite fewer homes available, the area still leans toward a buyer’s market, with 4.6 months of supply compared with 3.9 months across Oklahoma overall.

Pricing has been moving higher even as sellers face longer wait times. The typical home value in May was about 39 percent higher than a year earlier, and it rose more than 8 percent just since April, while the median list price is slightly lower than last year.

Closed sales have slowed, with homes sold down about 25 percent from a year ago and pending sales off roughly 23 percent, pointing to softer overall demand. Homes are taking far longer to go under contract, with the median days on market stretching to 105 days and only about 19 percent of listings going off market within two weeks. Negotiating power has shifted somewhat toward buyers, as the average sale-to-list ratio has slipped to about 94 percent and only around 16 percent of homes sell above asking.
