Tulsa County is currently tilted toward sellers, with the market gauge at 26 out of 100. A months of supply figure of 3.3 points to limited options for buyers. With 2,007 homes on the market and 787 new listings in February 2026, inventory is not especially deep.

Home values are holding firm, with a typical home value of about $280,000, above the Oklahoma average of $250,200. Prices have been edging up month to month, with the median list price at $295,000 and projected to reach $297,500. At the same time, homes are taking longer to sell, sitting a median of 53 days on the market, up more than 51 percent from a year ago.

Sellers are still seeing solid interest, but the pace is less intense than before, as indicated by an average sale-to-list ratio of about 0.98 and only 22.7 percent of homes closing above the asking price. Buyers are gaining a bit of leverage from the higher share of listings with price drops, now at roughly 32.7 percent, even as inventory is projected to dip slightly to 1,947 homes.
