October’s finalized data reported the typical value of a home in the neighborhood to be $375,000—down 16.67% over the previous 12 months. For comparison, city-level data pegged home values at $595,000 in Beaverton for the most recent reporting period. That number is expected to float around $585,000 in November.
Central Beaverton had 17 new listings and 25 listings that went under contract in October, decreasing the area’s total available inventory to 17—down 34.62% from the previous month. Inventory is projected to have further decreased in November.
The median listing price for homes in Central Beaverton fell 8.32% from September to October, bringing the current median listing price to $435,000. Based on projected data for November, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year.
