Year-over-year, Oregon’s housing numbers show modest shifts rather than dramatic swings. Homes sold are up more than 6% from a year ago, while pending sales have climbed about 5%, pointing to stronger demand. At the same time, months of supply has dropped nearly 29% year-over-year, tightening conditions for buyers even as values edge slightly lower.

In the latest monthly snapshot for May 2026, the typical home value stands around $518,000, with the median list price a bit higher at about $529,000. Values are up nearly 2% from April, and list prices have increased just over 1%, signaling steady upward pressure this spring. Active listings sit just above 20,000 and have barely changed month-over-month, yet new listings have slipped nearly 5% since April and are down more than 3% from last year, which helps explain the lower months of supply.

Market activity has been brisk, with roughly 4,100 homes sold in May and a median of 42 days on market, slightly faster than earlier this year. About 22% of homes are selling above their list price, and the average sale-to-list ratio is close to 99%, reflecting relatively strong pricing power for sellers.
