February’s finalized data reported the typical value of a home in the county to be $568,000—up 0.18% over the previous 12 months. For comparison, state-level data pegged home values at $500,400 in Oregon for the most recent reporting period. That number is expected to float around $505,750 in March.
Benton County had 67 new listings and 55 listings that went under contract in February, increasing the area’s total available inventory to 184—up 4.55% from the previous month. Inventory is projected to have further increased in March.
Of those 184 active listings, 22.28% reduced their price in the month of February. The median listing price for homes in Benton County fell 7.88% from January to February, bringing the current median listing price to $555,000. Based on projected data for March, listing prices may continue to fall.
