Columbia County is seeing more homes available, with active listings up nearly 15% from last year and sitting at 256 in May. At the same time, new listings have fallen sharply year over year, and pending sales are down more than 20%, pointing to slower contract activity. Homes are taking longer to move than a year ago, with the median days on market rising significantly even though May’s 27-day figure is much faster than just a few months back.

Prices are holding fairly steady despite the shifting flow of listings and contracts. The typical home value in May was slightly higher than a year ago and jumped almost 9% from April, while the median list price has dipped both month over month and year over year. Months of supply has climbed nearly 60% compared to last year but dropped strongly from April, landing at 3.7 months, which lines up closely with Oregon overall.

Roughly one quarter of recent sales closed above list price, and the average sale-to-list ratio just under 99% suggests modest room for negotiation rather than steep discounts.
