The typical home value dipped from June and is down modestly year over year, while the median list price climbed strongly over both time frames, suggesting sellers are testing higher asking prices. Compared with Oregon overall, Columbia County’s typical sale price sits below the statewide median, offering buyers relatively more affordability.
Homes are taking longer to sell, with the median days on market stretching to 55, well above last month and far higher than a year ago, giving many buyers more time to decide. The share of homes selling above list price has fallen significantly from both last month and last year, and the average sale-to-list ratio has edged down, signaling less intense bidding pressure even though the area still leans toward a seller’s market with 3.9 months of supply.
