Rainier’s rolling three-month data through July 2026 shows a sharp rise in values compared with last year. The typical home value is up nearly 40 percent year over year, signaling notable appreciation despite recent month-to-month softening. Homes sold are also up dramatically from a year ago, with closed sales rising by more than 150 percent over the same rolling period.
Conditions in the latest rolling quarter show a market adjusting after that run-up. Median list prices are slightly lower than a year ago, and the share of homes selling above list has fallen to about 10 percent, down from much higher levels seen in prior years. Inventory has grown, with active listings up more than 20 percent year over year, yet months of supply has moved down to about 4.2 months, keeping Rainier tilted toward sellers.
Days on market in this latest three-month window have stretched to a median of 145, a big change from the much quicker pace seen in earlier years and a sign that buyers have more time to make decisions. At the same time, the average sale-to-list ratio is still just under 100 percent, indicating sellers are generally achieving prices close to what they ask.
