Inventory in Southwest Corvallis has expanded in the latest rolling three-month view, with active listings up sharply year over year and now at 59. Months of supply has climbed to 7.2, much higher than a year ago and well above the broader Corvallis level of 3.8 months. At the same time, homes sold have fallen by about half compared with a year earlier, even as pending sales are only modestly lower, showing slower follow-through from contract to closing.

Pricing has been edging higher despite this looser supply picture. The typical home value over the rolling three months is about $655,000, up more than 8 percent from a year ago, and the median list price has risen roughly 9 percent year over year to about $635,000. Even with these gains, the average sale-to-list ratio has eased to just under 99 percent and the share of homes selling above list has dropped by nearly a third from last year.

Homes are taking much longer to sell than they did a year ago, with the median days on market more than tripling to 42 days in the latest three-month window. That slower pace, combined with higher inventory, gives buyers more options and room to negotiate, while sellers still benefit from prices that are generally higher than last year.
