Southwest Corvallis is seeing relatively limited options, with only 20 homes on the market and 14 new listings in February 2026. Inventory did tick up by about 11 percent from the prior month, yet it is still down more than 13 percent compared with last year. Pending sales slipped to 15 and are down nearly 29 percent year over year, pointing to a slower contract pace even as choices remain constrained.
