List prices are also rising, with the median list price up 6.01 percent month over month to $529,925, while about 30.49 percent of sellers are cutting prices and roughly 36.10 percent of homes are still selling above list.

Homes are changing hands more quickly than last month, with median days on market dropping to 22, even though that is still 37.5 percent higher than a year ago. Looking ahead to April 2026, projections point to a typical home value of about $532,300 and a median list price near $544,937, with inventory expected to hold around 1,976 homes.
