Multnomah County is seeing more homes come onto the market, with active listings up nearly 14 percent from last month and slightly above last year. Buyer activity is keeping pace, as homes sold jumped about 21 percent month over month and over 10 percent year over year, while pending sales are also up more than 10 percent from a year ago.

Pricing is adjusting gradually in response to this activity, with the typical home value hovering around $519,000 and essentially flat compared with last year. At the same time, the median list price has ticked up both month over month and year over year, suggesting sellers are testing somewhat higher asking prices as demand strengthens.

Conditions still tilt toward sellers, with just 2.6 months of supply compared with 3.8 months across Oregon, and more than 37 percent of recent sales closing above list price. Homes are moving faster than earlier in the year, now spending a median of 19 days on the market, and the average sale-to-list ratio sits just above 100 percent, indicating many properties are achieving or slightly beating their asking prices.
