Inventory in Clackamas County has grown, with active listings up more than 7 percent from May and about 4 percent higher than a year ago. Homes going under contract are keeping pace, as pending sales rose nearly 9 percent month over month and almost 19 percent year over year. Closed sales jumped even more strongly, with homes sold up about 11 percent from last month and more than 22 percent compared with last June.

Prices are edging upward while activity expands. The typical home value is about $650,000, up more than 4 percent from a year ago, and the median list price is also higher than last year even after a modest month-to-month dip.

Homes are moving at a steady clip, spending a median of 20 days on the market in June, which is much faster than earlier in the year. Months of supply has tightened to 3, down from January’s 4.7, and the area is classified as a seller’s market, with nearly 30 percent of homes selling above list price and the average sale-to-list ratio near 99 percent. Compared with Oregon overall, Clackamas County has higher typical sale prices and slightly leaner inventory than the state’s 3.6 months of supply.
