Arizona's active inventory held essentially flat through Q2 2026, with listings registering near 47,700 across all three months and closing the quarter at 47,715 in June. Months of supply held at 4.5 in April and May before edging to 4.6 in June, placing the state in balanced market territory throughout the quarter. The supply scale provides useful context: below 4 months typically signals a seller's market, where demand tends to exceed available inventory; the 4 to 6 month range is where buyers and sellers hold relatively comparable leverage; above 6 months, conditions tend to favor buyers. At 4.5 to 4.6, Arizona's Q2 reading sits in balanced territory, toward the seller end of that band.

Median sale prices moved modestly across the quarter, opening at $440K in April, rising to $449K in May, then settling at $444K in June. Days on market declined from 69 days in April to 67 in May and 65 in June, compressing consistently as the quarter progressed.

Compared to Q2 2025, Arizona's market showed modest tightening. Months of supply ended June 2026 at 4.6, down 0.2 months from the 4.8 reading in June 2025, and active inventory declined 3.1% year over year. Both changes are measured rather than dramatic, but they moved in the same direction: slightly less supply relative to demand than a year earlier.
