Arkansas's active inventory held essentially flat through Q2 2026, with listings near 18,700 across all three months and closing the quarter at 18,746 in June. Months of supply moved from 4.3 in April to 4.6 in May and 4.7 by June, a modest seasonal rise that kept the state in balanced market territory throughout the quarter. The supply scale provides useful context: below 4 months typically signals a seller's market, where demand tends to exceed available inventory; the 4 to 6 month range is where buyers and sellers hold relatively comparable leverage; above 6 months, conditions tend to favor buyers. Arkansas's Q2 reading held within the balanced band for all three months, finishing June toward the midpoint of that range.

Median sale prices rose steadily across the quarter, climbing from $270K in April to $279K in May and reaching $284K in June. Days on market held near 53 through April and May before ticking to 54 in June, effectively flat throughout.

Compared to Q2 2025, Arkansas's supply picture tracked closely to the prior year. Months of supply finished June 2026 at 4.7, just 0.2 months above the June 2025 reading of 4.5. Kerry Ellison added 12 closings at a $342K median across more accessible west Little Rock addresses. Casey Jones closed 5 transactions in the Heights area of Little Rock, reaching rank 2 through a smaller count at a higher price point. Dana Patterson-Sims and Conley Golden each closed 5 transactions in the $645K-$895K range within the same corridor. Emily McCarty contributed 7 closings at a $725K median in the Heights and adjacent neighborhoods. The west Little Rock zip code anchoring the Chenal area appears repeatedly in the top transaction records, with multiple agents each reporting a closing on Sologne Circle during Q2, pointing to a high-value residential development that generated concentrated buy-side activity in a single quarter.

Two lake recreation markets produce distinct clusters in the rankings. Mark McKenzie closed 4 transactions at a $792K median in Heber Springs, where Greers Ferry Lake drives a market for higher-priced recreational and waterfront properties well above the state median. In Hot Springs, George Dooley added 2 closings at a $1.3M median, among the quarter's highest individual medians in the top 25. These agents and teams demonstrate that Arkansas's lake markets generate transaction prices that allow specialists to reach the top 25 on a fraction of the closing count that volume operators in Little Rock's more accessible neighborhoods require.

Northwest Arkansas contributes two notable entries that illustrate the range of the state's buy-side activity. Amanda Gainey reached rank 11 through a single closing in Gentry at $3.5M, the highest individual sale price in Arkansas's Q2 top 25, illustrating how the Bentonville region's growth has introduced high-value outlier transactions to a state where most top-25 medians fall well below $1M. Jake Fowler reached rank 21 through one closing at $2.8M in Mena, in the Ouachita Mountain foothills, adding another single-transaction entry to the rankings. At the opposite end, Patrick Beam reached rank 8 with 17 closings at a $255K median, and Lola Philpott closed 11 transactions at $200K, both working Arkansas's most accessible price segments.
