Iowa's active inventory held near 13,600 listings through Q2 2026, dipping from 13,838 in April to 13,611 in May before returning to 13,626 in June. Months of supply registered 3.1 in April, dipped to 3.0 in May, then returned to 3.1 in June, placing Iowa in seller's market territory throughout the quarter. The supply scale provides useful context: below 4 months typically signals a seller's market, where demand tends to exceed available inventory; the 4 to 6 month range characterizes a balanced market; above 6 months, conditions tend to favor buyers. At 3.0 to 3.1 months, Iowa's Q2 2026 reading held well below the seller's market threshold for all three months.

Median sale prices rose substantially through the quarter, climbing from $242K in April to $253K in May and reaching $269K in June. Days on market declined from 39 days in April to 38 in both May and June, a modest improvement that held through the final two months of the quarter.

Compared to Q2 2025, Iowa's supply picture was slightly tighter. Months of supply ended June 2026 at 3.1, down 0.1 months from the 3.2 reading in June 2025. The field is defined by agents and teams working Des Moines's most active residential segments. Misty Darling leads all 25 with 40 closings at a $276K median, the highest closing count in Iowa's Q2 top 25. Angela Worth reached the rankings through 6 closings that include a $1.7M property in Panora, on Lake Panorama west of Des Moines, the field's clearest example of Iowa's rural lake premium entering a Des Moines-centric rankings field.

Median prices across the full top 25 run from $259K to $1.4M, and closing counts from 3 to 40. With only 1 of 25 agents and teams carrying a median above $1M, Iowa's top 25 is among the most volume-driven and accessible in the national Q2 dataset. Dollar-volume bias is relatively contained at this price level: a single $3.1M closing placed Rick Wanamaker at rank 6, above agents and teams with 15 or more transactions during the quarter. As with all dollar-volume rankings, the top 25 reflects the high-producing end of Iowa's buyer's agent and team landscape rather than a cross-section of the full market.
