At 4.7 to 4.8 months, Louisiana operated in balanced market territory throughout Q2 2026, with supply and absorption closer to equilibrium than in most states in this quarter's national dataset.

Median sale prices held near $260K through April and May before reaching $265K in June. Days on market registered 64 days in April before declining to 59 in both May and June, a meaningful improvement within the quarter reflecting somewhat faster absorption as the period progressed.

Louisiana's top 25 is the first state in this quarter's national dataset where no agent or team carries a median above $1 million; the field's highest median of $955K falls just below that threshold.

The field is defined primarily by consistent volume across Baton Rouge and Louisiana's accessible price segments.
