At 3.8 to 3.9 months, Maine's Q2 2026 reading held in seller's territory, just below the 4-month threshold that separated it from the prior year's readings.

Median sale prices rose consistently through the quarter, climbing from $418K in April to $430K in May and reaching $439K in June. Days on market declined from 55 days in April to 52 in May and 49 in June, a meaningful improvement in absorption pace across the quarter.
