Michigan Q2 2026 Buy-Side Quarterly Index

Market Snapshot: Q2 2026

Michigan's active inventory grew through Q2 2026, rising from 39,053 listings in April to 40,078 by June. Months of supply held at exactly 2.8 across all three months, an unusually stable reading that held precisely constant throughout the quarter. The supply scale provides useful context: below 4 months typically signals a seller's market, where demand tends to exceed available inventory; the 4 to 6 month range characterizes a balanced market; above 6 months, conditions tend to favor buyers. At 2.8 months, Michigan's Q2 2026 reading remained firmly in seller's territory throughout.

Median sale prices rose consistently through the quarter, climbing from $280K in April to $295K in May and reaching $299K in June. Days on market held at 33 days across all three months, matching the flat supply reading with an equally stable absorption pace.

Compared to Q2 2025, Michigan's supply held close to the prior year's reading. Months of supply at 2.8 matched Q2 2025's equally flat pattern, which registered 2.6 across all three months of that year, for a consistent 0.2-month difference throughout. Active inventory grew 6.4% year over year. Median prices rose 3.5% from June 2025, and days on market extended by 1 day from the prior year's reading of 32.

What the Data Shows

Michigan's Q2 2026 top 25 draws from three distinct geographic markets. Southeast Michigan's Oakland County corridor, including Bloomfield Hills, Birmingham and Orchard Lake Village, generates the field's highest individual transaction values and the majority of confirmed luxury addresses. West Michigan's Lake Michigan shoreline, spanning Holland, New Buffalo and the Chikaming area, contributes a second cluster of high-value waterfront transactions. Northern Michigan's resort corridor, encompassing Torch Lake and the Leelanau Peninsula communities of Leland and Glen Arbor, provides a third specialty market. Volume operators working the broader Detroit and Grand Rapids metropolitan areas at accessible price points define the field numerically.

The field's highest closing counts come from agents and teams working Michigan's most active residential segments. Jim Shaffer leads with 58 closings at a $353K median. Ronnie Ahmad contributed 65 closings at a $235K median, the second-highest closing count in Michigan's Q2 top 25 and a pace that reflects broad activity across the state's accessible residential markets. Ali Nasser closed 39 at $305K, Robert Brick added 38 closings at $453K, and Martin Bouma contributed 37 at $554K. Kenneth Vis added 44 closings at $402K, and Abbey Wood contributed 32 at $318K. Sandi Gentry, Heather S Shaffer, Matthew Talbot, Brian Klingel and Kyle Geenen each closed 27 to 29 transactions at medians ranging from $330K to $577K. Together these agents account for the field's sustained high-volume activity across Michigan's metro residential markets.

A smaller group reaches the top 25 through fewer transactions at higher price points, concentrated in Oakland County and Michigan's resort markets. Katherine E Broock closed 15 transactions at a $945K median, with her highest transaction a $4.15M lakefront property in Orchard Lake Village. Matthew Dejanovich contributed 17 closings at an $800K median. John Postma closed 10 transactions at a $1.1M median, with confirmed addresses in East Grand Rapids and Cannon Township representing the Grand Rapids area's high-value residential segment. Tushar Vakhariya contributed 8 closings at a $1.3M median, and Dan A Gutfreund added 7 at $1.4M. Kyle Geenen's confirmed transactions include a $3.8M Holland lakefront property on North Lakeshore Drive. In northern Michigan, confirmed transactions on Torch Lake Drive and in the Leelanau Peninsula reflect the high-value premium that Michigan's resort lake communities generate above the state's residential norm.

Median prices across the full top 25 run from $235K to $1.4M, and closing counts from 7 to 65. With only 5 of 25 agents and teams carrying medians above $1M, Michigan's top 25 is a volume-driven field anchored in the state's accessible residential markets. Dollar-volume bias still shapes the rankings: Dan A Gutfreund's 7 closings at a $1.4M median produced comparable total volume to agents and teams closing 28 or more transactions at accessible price points. As with all dollar-volume rankings, the top 25 reflects the high-producing end of Michigan's buyer's agent and team landscape rather than a cross-section of the full market.

Conclusion

Michigan's Q2 2026 market held at a remarkably stable 2.8 months of supply for all three months of the quarter, tracking 0.2 months above Q2 2025's equally flat 2.6, with both years remaining in seller's territory. Prices grew 3.5% from the prior year. The top 25 buyer's agents and teams reflect a state where high-volume operators working accessible Detroit and Grand Rapids residential markets define the rankings numerically, with specialists in the Oakland County luxury corridor, the Lake Michigan shoreline and the northern resort communities of Torch Lake and the Leelanau Peninsula reaching the field through distinct market dynamics. Agent Pronto/CINC's Q2 2026 rankings capture that geographic range across Michigan's active buyer's agent and team landscape.
