Minnesota Q2 2026 Buy-Side Quarterly Index

Market Snapshot: Q2 2026

Minnesota's active inventory held near 23,000 listings through Q2 2026, ranging from 23,006 in April to 22,984 by June. Months of supply registered 2.9 in April before dropping to 2.7 in May and holding there through June, placing Minnesota in seller's market territory throughout the quarter. The supply scale provides useful context: below 4 months typically signals a seller's market, where demand tends to exceed available inventory; the 4 to 6 month range characterizes a balanced market; above 6 months, conditions tend to favor buyers. At 2.7 to 2.9 months, Minnesota's Q2 2026 reading remained in seller's territory for all three months.

Median sale prices rose through the quarter, moving from $360K in April to $364K in May and reaching $374K in June. Days on market declined from 35 days in April to 34 in May and 33 in June, a modest improvement in absorption pace across the quarter.

Compared to Q2 2025, Minnesota's supply was essentially identical. Months of supply ended June 2026 at 2.7, matching the June 2025 reading exactly. The two quarters began with a 0.3-month gap in April, which closed completely by May as Q2 2026 dropped from 2.9 to 2.7 to meet Q2 2025's equally flat 2.7. Active inventory grew 6.9% year over year. Median prices rose 1.0% from June 2025, and days on market were unchanged from the prior year's June reading of 33.

What the Data Shows

Minnesota's Q2 2026 top 25 draws primarily from the Twin Cities metropolitan area, with the Wayzata and Lake Minnetonka corridor contributing the field's highest individual transaction values. Minneapolis's premier lakefront neighborhoods add a second concentration of high-value closings. A volume-oriented tier of agents and teams works the broader Twin Cities residential market at accessible price points. Northern Minnesota's resort lake communities, including the Park Rapids area and the Brainerd Lakes corridor near Crosslake, contribute several specialist entries from a distinct seasonal and second-home market.

The field's volume operators and mid-market specialists work across the Twin Cities at a range of price points. Kerby & Cristina Real Estate Experts and The Huerkamp Home Group each led in closing count with 21 transactions, at medians of $400K and $320K respectively, working the Twin Cities' active residential segments. Robin Gwaltney contributed 16 closings at $319K, and Julie R Regan leads the full rankings by total dollar volume with 6 closings at a $1.3M median in the Lake Minnetonka corridor. Sarah E Polovitz contributed 5 closings at an $850K median, and Arlene Schuman added 5 at $468K. Ahmed Farah contributed 6 closings at $580K, and Daniel G Dietl added 4 closings at a $1.1M median. Sonia Kohli and Nita Khosla each contributed 3 closings at $1.3M and $1.1M medians respectively.

The field's highest individual transactions concentrate in Wayzata and the Lake Minnetonka corridor. Jennifer A Jacobson qualified through a single $6.7M closing on Casco Circle in Wayzata, the highest individual transaction in Minnesota's Q2 top 25. Lynn Burn reached rank 7 through a single $6.55M closing on West Lake of the Isles Parkway in Minneapolis, one of the city's most prestigious lakefront addresses. Jeff L Martineau closed 2 transactions at a $3.5M median, including a $6.3M Excelsior property on Lake Minnetonka. Stacia Bank reached rank 13 through a single $4.6M Wayzata closing, and Chad M Larsen qualified through a single $4.1M Wayzata closing. Mark A Schill added a single $3.8M Casco Circle property in Wayzata, on the same street as Jacobson's $6.7M transaction. Daniel W Ward contributed 2 closings at a $2.0M median in Wayzata, and Barry Berg closed 2 transactions at a $2.8M median across Minneapolis and Wayzata. In northern Minnesota, Jack J Brann closed 2 transactions at a $2.3M median, with his highest a $4.3M property in the Park Rapids lake district, and Amanda Lumley contributed a $2.5M Crosslake closing in the Brainerd Lakes resort corridor.

Median prices across the full top 25 run from $319K to $6.7M, and closing counts from 1 to 21. With 17 of 25 agents and teams carrying medians above $1M, Minnesota's field is among the most luxury-concentrated in the national Q2 dataset. As with all dollar-volume rankings, the top 25 reflects the high-producing end of Minnesota's buyer's agent and team landscape rather than a cross-section of the full market.

Conclusion

Minnesota's Q2 2026 market started the quarter slightly above prior-year supply levels before converging to identical readings by May: 2.7 months of supply, 33 days on market, and a 1.0% price gain that reflects sustained seller-side conditions in one of the nation's supply-constrained markets. The top 25 buyer's agents and teams reflect a market anchored in the Twin Cities and its lakefront suburbs, where the Wayzata and Lake Minnetonka corridor generates the field's highest valuations alongside volume operators working Minneapolis's broader residential market, supplemented by specialist entries from northern Minnesota's resort communities. Agent Pronto/CINC's Q2 2026 rankings capture that range across Minnesota's active buyer's agent and team landscape.
