New York's active inventory grew modestly through Q2 2026, rising from 51,738 listings in April to 52,028 by June. Months of supply held at exactly 3.8 across all three months, an unusually stable reading that placed New York in seller's market territory throughout the quarter. The supply scale provides useful context: below 4 months typically signals a seller's market, where demand tends to exceed available inventory; the 4 to 6 month range characterizes a balanced market; above 6 months, conditions tend to favor buyers. At 3.8 months, New York's Q2 2026 reading held just below the seller's market threshold for all three months.

Median sale prices rose strongly through the quarter, climbing from $500K in April to $520K in May and reaching $553K in June. Days on market declined from 38 days in April to 37 in May and 36 in June, a modest improvement in absorption pace across the period.

Compared to Q2 2025, New York's supply held close to the prior year's reading. Months of supply at 3.8 ended June 2026 up 0.2 months from the 3.6 reading in June 2025, a small and consistent difference throughout the quarter. Active inventory grew 2.7% year over year.
