North Carolina Q2 2026 Buy-Side Quarterly Index

Market Snapshot: Q2 2026

North Carolina's active inventory grew through Q2 2026, rising from 68,072 listings in April to 68,757 by June. Months of supply registered 4.4 in April, eased to 4.3 in May, then returned to 4.4 in June. The supply scale provides useful context: below 4 months typically signals a seller's market, where demand tends to exceed available inventory; the 4 to 6 month range characterizes a balanced market; above 6 months, conditions tend to favor buyers. At 4.3 to 4.4 months, North Carolina's Q2 2026 reading held in balanced market territory throughout the quarter, with supply and absorption in closer equilibrium than in many states in the national dataset.

Median sale prices rose modestly through the quarter, moving from $375K in April to $380K in May and reaching $384K in June. Days on market registered 64 days in April, eased to 63 in May, then extended to 65 in June, among the slower absorption paces in the national dataset and a meaningful extension from the prior year.

Compared to Q2 2025, North Carolina's supply loosened substantially. Months of supply ended June 2026 at 4.4, up 0.4 months from the 4.0 reading in June 2025, which had placed the prior year right at the seller's market threshold. Active inventory grew 10.0% year over year, the primary driver of the looser supply reading. Median prices rose just 1.0% from June 2025, a modest gain in a market where expanded inventory has tempered price appreciation. Days on market extended by 14 days compared to June 2025's reading of 51, the largest year-over-year DOM increase of any state in the national Q2 dataset, indicating buyers took significantly more time to transact than the prior year.

What the Data Shows

North Carolina's Q2 2026 top 25 is anchored in the Research Triangle metropolitan area, with the Raleigh-Durham corridor accounting for the majority of confirmed high-value transaction addresses and the bulk of the field's closing volume. Charlotte contributes a secondary presence, and a distinctive set of specialty markets, including the Outer Banks coastal resort communities, the Asheville and western mountain corridor, and the foothills, add geographic breadth. North Carolina's top 25 carries just 5 agents and teams with medians above $1 million, making it primarily a volume-driven field at accessible price points.

North Carolina's field is defined by volume operators at a scale unmatched anywhere in the national Q2 dataset. Tiffany Williamson leads with 115 closings at a $389K median, the highest single-quarter closing count of any agent or team in the national Q2 dataset. Tina Caul followed with 89 closings at a $425K median, the second-highest nationally. Angie Cole contributed 33 closings at $340K, Jim Allen added 31 at $528K, and Welcome Home Team Powered By Keller Williams Realty contributed 31 at $289K. April Stephens added 27 closings at $349K, Gretchen Coley contributed 26 at $497K, and Marti Hampton closed 25 transactions at $345K. Sharon Evans added 22 closings at $346K, Karen Coe contributed 16 at $770K, and Erica Anderson added 15 at $420K. These agents and teams represent sustained high-volume transaction activity across North Carolina's most active residential markets.

A smaller group reaches the top 25 through fewer transactions at higher price points, concentrated in the Triangle's premium residential corridors and select specialty markets. Brittany N Shumaker qualified through 3 closings at a $4.5M median, with confirmed transactions in Raleigh and Wake Forest reaching $4.5M each. Sheri Hagerty contributed 6 closings at a $580K median, with her highest a $7.115M closing on Transylvania Avenue in Raleigh's North Hills corridor, the highest individual transaction in North Carolina's Q2 top 25. Cindy Roberts closed 3 transactions at a $2.7M median, with a confirmed $3.3M Raleigh closing. Tammy Aycock contributed 7 closings at a $1.1M median. In specialty markets, Jeremy Laster confirmed a $6.2M Arden estate near Asheville, Pamela Howard and Sea Kove Group Team each confirmed closings in Corolla on the Outer Banks, and Cristine Corn confirmed a $3.0M Highlands mountain closing.

Median prices across the full top 25 run from $289K to $4.5M, and closing counts from 3 to 115. With only 5 of 25 agents and teams carrying medians above $1M, North Carolina's top 25 is among the most volume-driven in the national Q2 dataset. As with all dollar-volume rankings, the top 25 reflects the high-producing end of North Carolina's buyer's agent and team landscape rather than a cross-section of the full market.

Conclusion

North Carolina's Q2 2026 market loosened against the prior year: inventory grew 10.0%, months of supply moved from seller's territory into balanced conditions, and days on market extended by 14 days, the largest single-year DOM increase of any state in the national Q2 dataset. Prices rose a modest 1.0% against the prior year. The top 25 buyer's agents and teams reflect a state where high-volume operators in the Research Triangle define the field numerically, with specialists in Raleigh's premium corridors, the Outer Banks, and the western mountains contributing distinct market signatures. Agent Pronto/CINC's Q2 2026 rankings capture that range across North Carolina's active buyer's agent and team landscape.
