Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jul 2026).

Edgefield County home values are moving higher than they were a year ago, with the typical home value up more than 10 percent year over year. Median list prices are also higher than last year, rising a little over 6 percent. Compared with South Carolina overall, Edgefield County’s typical home value is now roughly in line with the statewide figure.

In the latest monthly snapshot for July 2026, the typical home value sits around $354,000, while the median list price is closer to $325,000. Homes are taking a median of 67 days to sell, which is still slower than earlier this year even though days on market have come down sharply compared with last year. Inventory has shifted as well, with active listings down about 13 percent from a year ago but months of supply easing to 4.5 months, slightly tighter than the state’s 4.8 months.

Buyer and seller activity is showing renewed momentum. New listings jumped more than 75 percent year over year, and pending sales have climbed nearly 29 percent over the same period. A growing share of homes, about 27 percent, is now selling above the asking price, and the average sale-to-list ratio has inched up to just under 99 percent. With the market gauge still indicating a seller’s market, both buyers and sellers in Edgefield County can benefit from Agent Pronto’s help in finding the right local real estate agent.

Edgefield County stands apart from nearby Augusta and Aiken with its slower pace, deep agricultural roots, and close-knit communities that still offer practical access to regional jobs and services. Historic Edgefield serves as the county seat, known for its pottery heritage and walkable downtown anchored by the Edgefield Town Square and local eateries. Residents enjoy a strong sense of continuity, from long-time farming families to newcomers seeking more land and privacy.

Smaller communities such as Johnston and Trenton offer a mix of traditional neighborhoods, rural homesites, and in-town conveniences. Outdoor time is a big part of daily life, with nearby access to Strom Thurmond Lake, local parks, and regional trails. Families appreciate local schools like Strom Thurmond High School and active youth sports and community events that keep calendars full year-round.

“I had the pleasure of working with Alyssa on a recent transaction. She was truly wonderful to work with! As a loan officer, I work with a lot of real estate agents, so I know what makes a great agent and I can confidently say she checks all the boxes. She was easy to work with, communicated consistently and effectively and always worked hard to advocate for her clients, even when she ran into some challenges along the way. She remained responsive and focused on getting the best possible outcome for her clients. I really enjoyed working with her and I hope to work with her in the future! I will recommend her to future clients without hesitation!”
