January’s finalized data reported the typical value of a home in the county to be $362,000—up 20.71% over the previous 12 months. For comparison, state-level data pegged home values at $388,000 in South Carolina for the most recent reporting period. That number is expected to float around $393,600 in February.
Edgefield County had 50 new listings and 26 listings that went under contract in January, increasing the area’s total available inventory to 150—up 5.63% from the previous month. Inventory is projected to have further increased in February.
Of those 150 active listings, 18.0% reduced their price in the month of January. The median listing price for homes in Edgefield County fell 5.53% from December to January, bringing the current median listing price to $337,160. Based on projected data for February, listing prices may continue to fall.
