Inventory in Downtown Memphis has been relatively steady in this rolling three-month view, with 178 active listings and 79 new listings, both down slightly from a year ago. Contract activity has ticked up year over year, as homes sold rose about 3 percent and pending sales increased more than 8 percent, showing buyers are still writing offers even with more choices across the broader Memphis market.

Pricing has been adjusting downward compared with last year, with the typical home value off about 6 percent and the median list price down roughly 8 percent. At the same time, prices have climbed sharply from earlier this year, and the average sale-to-list ratio is holding around 96 percent, indicating sellers are generally negotiating but not slashing asking prices.

Conditions have shifted to favor buyers more than in past years, with months of supply in Downtown Memphis at about 10.8 compared with 5.9 across the city and almost no homes selling above list price recently. Homes are also taking longer to move, with the median days on market now well over three months, so sellers need realistic pricing and strong marketing while buyers can take a bit more time to compare options.
