Uptown’s rolling three-month numbers show mixed movement compared to a year ago, with typical home values up slightly around 3 percent while the median list price is down roughly a quarter. Homes sold are nearly flat year over year, but new listings have dropped sharply, falling more than 80 percent. Inventory has tightened substantially over the past year, with months of supply down from double-digit levels last summer to about 1.6 months now.

Looking at the latest rolling period through May 2026, activity is very low, with only 4 active listings and 2 homes sold. Even with fewer sales, sellers are still achieving strong pricing, as the average sale-to-list ratio is just above 100 percent, while none of the recent sales closed above list price.

Pace has shifted noticeably, with median days on market stretching to 87 days compared with much faster periods in past years. Uptown is still classified as a seller’s market, and homes can move quickly when they resonate with buyers, reflected in nearly two-thirds going off the market within two weeks. Compared with the broader Memphis market, Uptown has less supply and a lower typical home value but similarly tight conditions.
