Alvord’s rolling three-month data shows prices easing compared with a year ago while listing trends are mixed. Typical home values are down about 7% year over year, even as the median list price is up nearly 3%. At the same time, pending sales have fallen more than 40% from last year, and new listings are down about 20%, signaling slower movement on both sides of the transaction.
