September’s finalized data reported the typical value of a home in the city to be $270,000—up 14.89% over the previous 12 months. For comparison, county-level data pegged home values at $360,000 in Wise County for the most recent reporting period. That number is expected to float around $367,730 in October.
Alvord had 3 new listings and 7 listings that went under contract in September, decreasing the area’s total available inventory to 13—down 48.0% from the previous month. Inventory is projected to have further decreased in October.
Of those 13 active listings, 23.08% reduced their price in the month of September. The median listing price for homes in Alvord grew 103.35% from August to September, bringing the current median listing price to $425,000. Based on projected data for October, listing prices may continue to grow.
