Keller’s rolling three‑month numbers point to rising prices with a bit more balance than a year ago. Typical home value is up about 5 percent year over year, while median list price is also higher than last spring. At the same time, months of supply has climbed compared with a year earlier, signaling more options for shoppers than in past peak seller periods.

Looking at the latest rolling window through April 2026, activity has picked up on both sides of the table. Active listings are up more than 7 percent year over year, with 334 homes on the market, and new listings have grown as well, giving buyers more to choose from without flooding the market.

Homes are still moving at a steady clip, with a median of 33 days on market in the latest period and nearly half going off the market in two weeks. Roughly one in five sales close above list price, and the average sale‑to‑list ratio hovers just under 100 percent, showing that pricing remains tight even with additional supply. Pending sales have increased compared with a year ago, reflecting solid demand as new inventory appears.
