Inventory in Blanco County is tilted strongly toward buyers, with about 11.8 months of supply in July compared with just 5.8 months statewide across Texas. Active listings edged up slightly from last month even as homes sold dropped by about one fifth and are running nearly 48 percent lower than a year ago, signaling slower turnover.

Contract activity shows a mixed picture, as new listings dipped modestly from June but are still up more than 30 percent year over year while pending sales are more than 50 percent higher than last July. Even with this recent pickup in contracts, only about 21.7 percent of homes are going under contract within two weeks, and the typical property is taking around 142 days to sell.

Prices are adjusting to these conditions, with the typical home value in July down sharply from June yet still running almost 10 percent higher than a year earlier and well above the statewide median. Sellers are conceding more to buyers, as the average sale-to-list ratio has slipped to about 93.5 percent and no recent sales closed above list price.
