Year-over-year, Cooke County shows mixed movement, with typical home values down while listing prices climb. The typical home value has dipped about 7% from last June, yet the median list price is up nearly 22%, signaling sellers are aiming higher. Homes sold have risen almost 39% compared with a year ago, pointing to stronger buyer activity despite pricing shifts.

Looking at June 2026 specifically, buyers saw a typical home value of about $308,000 and a median list price just over $395,000. Activity stayed solid with 56 homes sold and 378 active listings, while inventory translated to roughly 5.8 months of supply, slightly above the Texas average of 5.4 months and consistent with Cooke County’s buyer’s market label.

Momentum has picked up in recent months, with homes sold jumping more than 27% since May even as new listings fell about 30%, tightening choices somewhat. Median days on market have shortened significantly compared with late 2025, landing at 63 days in June, and the share of homes selling above list climbed to more than 11% as the average sale-to-list price ratio edged above 95%.
