Valley View’s rolling three-month data shows cooling prices compared with a year ago. Typical home values and median list prices are both down about 14 percent year over year, indicating buyers have more pricing leverage than last spring. At the same time, the share of homes selling above list has fallen to zero from earlier periods when over-asking offers were more common.

Current conditions point to a slower, more deliberate pace for transactions.
