Inventory and contract activity in Los Altos have shifted notably in this rolling three-month view. Active listings are down slightly from last year, yet homes sold have fallen by more than half, indicating slower closed activity. Pending sales are also down sharply year over year, reinforcing the picture of reduced buyer follow-through.
Prices, however, are moving in the opposite direction. The typical home value is up strongly from a year ago, and the median list price has climbed even faster over the same period, suggesting sellers are still testing higher price points despite softer sales.
