Inventory in Los Altos has grown deep relative to sales, with about 12.8 months of supply in this rolling three-month period, far above the 5 months seen across Dallas overall. Active listings are slightly lower than a year ago, yet closings have dropped more sharply, with homes sold down about half year over year. Pending sales are also off more than a third, underscoring a slower contract pace.
Pricing is reacting in a mixed way to this slower flow.
