Uptown is currently tilted toward sellers, with the market gauge sitting at 10 out of 10. Homes are selling after a median of 54 days on the market, which is 10% faster than last month. At the same time, inventory has tightened to 54 active listings, down 25% month over month and more than 39% lower than a year ago.
Even with that seller-leaning setup, prices are under some pressure. The typical home value in Uptown is about $445,000, down 20.71% from last year and 12.92% from last month, and notably below the broader Dallas figure of $499,000. Only about 12.5% of recent sales closed above list price, and the average sale-to-list ratio sits just under full price at 97.1%.
On the listing side, the median list price is around $599,500, edging up 0.76% from last month, while new listings have dropped to 60, more than 35% fewer than a year ago. Projections for April 2026 point to a typical home value near $412,000, a median list price around $601,750, and inventory easing further to about 45 homes. Pending sales have inched up 1.85% year over year, signaling buyers are still active even as choices narrow.
