Inventory in Dallas has grown in the latest rolling three-month view, with about 8,500 active listings even as new listings are down compared with a year ago. Homes sold are roughly flat year over year, suggesting steady demand despite the shifting supply picture. Pending sales are also nearly unchanged from last year, pointing to a market that is active but not overheated.

Pricing is pushing upward in response to that steady demand. The typical home value over the latest three months is up nearly 10 percent from a year earlier, while the median list price has edged higher at a slower pace. Homes are taking much longer to sell than a year ago, with median days on market more than tripling to around 40 days, yet months of supply has fallen sharply year over year to under five months, keeping conditions tilted toward sellers.

Other signs show a more balanced environment than in past years. Only about 15 percent of recent sales closed above list price, well below the levels seen in 2023, and the average sale-to-list ratio sits just under 100 percent, indicating modest negotiation room for buyers. Dallas is still categorized as a seller’s market, but longer marketing times and more inventory give buyers more options and leverage.
