Inventory and contract activity in Dallas are moving at a calmer pace in this rolling three-month view through July 2026. Active listings are down about 6% from a year ago, while new listings have fallen nearly 10%, signaling fewer fresh options coming to market. Even with softer sales, pending contracts are also lower year over year, pointing to a slower but still active flow of deals.
Prices are holding firm despite the cooler pace. The typical home value is up a little over 2% compared with a year earlier, while the median list price has edged slightly lower year over year, suggesting some sellers are moderating expectations to attract buyers. Only about 14% of homes are selling above list, roughly flat from last year and well below the peaks seen in 2023 when more than 30% of sales cleared above asking.
Homes are taking considerably longer to sell than a year ago, with the median days on market rising sharply to around a month and a half. Months of supply sits at about 4.8, down notably from a year earlier and aligned with a seller-leaning environment even as overall activity cools.
