Inventory in Dallas has eased slightly in this rolling three-month view, with active listings down about 6 percent from a year ago and new listings also slipping. Homes sold and pending sales are both lower than last year, with pending contracts down more than 11 percent, indicating slower contract flow. Months of supply has moved higher year over year, now above five months, which points to more options for buyers than in recent years.
Pricing has been edging up compared with last year even as activity cools. The typical home value is about 3 percent higher than a year ago, and the median list price has risen just over 4 percent year over year in this three-month snapshot. At the same time, more supply and slower demand are taking some pressure off bidding, with the share of homes selling above list only slightly higher than a year ago and far below levels seen in 2023.
Conditions have clearly shifted from the overheated period of 2023, when months of supply hovered near three and more than a quarter of sales closed above list price, to a steadier seller’s market today. Homes are taking longer to sell than last year, with the median days on market now in the low 50s, giving buyers more time to make decisions while still requiring sellers to price carefully.
