Home values in Lincolnshire are slightly lower than a year ago, with the rolling three-month typical sale price down about 6 percent year over year to roughly the mid-$200,000s, and still well below the wider Fort Worth median. At the same time, the typical list price is up more than 7 percent from last year, hinting that sellers are testing higher asking prices even as closed values edge down.

Listing and contract activity has cooled compared with a year ago. Homes sold in the latest three-month window are down more than 25 percent year over year, and new listings have fallen by roughly a third. Pending sales have dropped more than 40 percent over the same period. Even with fewer closings, the share of homes selling above list has fallen to zero recently.

Conditions still lean toward sellers, but the balance is shifting. Months of supply have roughly doubled year over year to about two months, yet that is still lower than Fort Worth overall, where supply is closer to four months. Homes are also moving faster than last year, with median days on market dropping sharply to just over a month.
